Granule Loss
Bare spots on shingles or excessive granules in gutters
Moss/Algae Growth
Green or dark streaks indicating organic growth
Discoloration
Uneven color or dark patches not from algae
Sagging Areas
Roof deck appears to dip or sag between rafters
Uneven Surfaces
Bumps, waves, or irregular surfaces on the roof
Damaged Decking Visible
Can see rotted or damaged wood through missing shingles
Chimney Condition
Check for cracked mortar, leaning, or damaged cap
Skylight Seals
Seals around skylights appear intact and watertight
Valley Flashing
Metal in valleys is intact without rust or gaps
Chimney Flashing
Flashing around chimney is sealed and secure
Vent Pipe Boots
Rubber boots around vent pipes are not cracked
Wall Flashing
Where roof meets walls, flashing is properly sealed
Edge/Drip Edge
Metal edging is present and in good condition
Gutter Condition
Gutters are not rusted, cracked, or pulling away
Gutter Attachment
Gutters are securely fastened to fascia
Downspouts
Downspouts are connected and directing water away
Drainage Direction
Water flows away from foundation, not pooling
Debris Buildup
Gutters are clear of leaves, twigs, and sediment
Attic Water Stains
Dark spots or staining on attic wood/insulation
Daylight Through Roof
Can see light coming through roof boards in attic
Mold/Mildew
Musty smell or visible mold growth in attic
Insulation Condition
Insulation is dry, evenly distributed, adequate depth
Ventilation
Soffit and ridge vents are clear and functional
